Homeland City building

Fire · Water · Frozen pipe · Storm

After a fire, flood or frozen pipe, we rebuild your building to the approved claim.

Homeland City building is a Minneapolis reconstruction contractor for commercial buildings and apartment buildings of four or more units. We inspect the loss, price every repair line against the insurance scope, and rebuild in phases while the rest of the building stays in use.

How a claim becomes a finished building

Every loss runs through the same five stages. Each one produces a document you, your adjuster and your lender can check.

01

Site inspection within 48 hours

A project lead walks the building with a moisture meter and camera. Damage is mapped room by room, with readings, measurements and photos tied to each area, so the estimate and the adjuster's scope start from the same record.

02

Line-item estimate against the claim

We price the repair in the same line-item structure insurance estimates use: quantity, unit, unit price and total for every trade. Where our scope differs from the adjuster's, the line is flagged with the reason, so the discussion is about specific items instead of a single number.

03

Written supplements for hidden damage

Opening walls often shows damage nobody could see on day one: wet framing, charred joists, corroded fittings. We stop work on that item, photograph it, and send a written supplement with quantities and prices before anything outside the approved scope is built.

04

Phased rebuild in an occupied building

Undamaged units, offices and storefronts keep running. Work is split into zones behind dust walls, with agreed work hours, protected corridors and a daily clean-up. Tenants get written notice before each zone starts, and you get a weekly written update.

05

Closeout file for owner, adjuster and lender

Payment requests follow the AIA G702/G703 format against the schedule of values, with lien waivers from every subcontractor and supplier. At completion you receive one file: final pay application, waivers, permits and inspections, before-and-after photos by room, and the warranty letter.

Questions owners ask after a loss

Do you negotiate my insurance claim for me?

No. We are a construction contractor, not a public adjuster. We document the damage, price the repair line by line and answer the adjuster's scope questions with photos and measurements. Coverage decisions stay between you and your carrier.

Do you do the water extraction and drying?

Emergency mitigation (extraction, dehumidifiers, smoke cleaning) is usually done by a restoration company in the first days. We can secure the building with board-up and temporary weather protection, then start the rebuild once moisture readings confirm the structure is dry.

How is the deductible handled?

Your deductible is part of the contract price and is billed with the first pay application. We do not waive, absorb or rebate deductibles.

What if the insurance estimate is lower than your price?

We show the difference item by item: quantities, unit prices and anything the first estimate left out. Most gaps are measurement or scope differences that can be resolved with the adjuster. Anything still uncovered is listed as owner-paid work, priced separately, before you sign.

Can tenants or the business stay open during the rebuild?

Usually yes, in the undamaged parts of the building. We split the work into zones with dust walls, separate entrances where possible and agreed work hours, and we keep fire exits and egress paths clear every day.

Are you registered and insured?

We work on commercial buildings and apartment buildings of four or more units, which in Minnesota requires registration with the Department of Labor and Industry. A certificate of insurance and our registration details are provided with every proposal. Electrical and plumbing work is done by separately licensed contractors.

Had a loss? Send us the claim details.

Include the building address, type of loss, date of loss, claim number and adjuster contact if you have them, and 5–10 photos. We reply within one business day.
